Hector Trout Manor is a seniors housing co-operative in Saskatoon. 

Hector Trout Manor is a housing co-operative incorporated by retired teachers in 1986 and opened for residency in 1987. Membership in this housing co-operative is open to retired individuals and their spouse or single persons. Hector Trout is a five-story steel and concrete residence containing 50 suites for self-sufficient retired seniors and their spouses.

What is a housing co-operative?

A housing co-operative is managed by the members who live in it. The members control the co-operative through a management structure that consists of a board of directors and committees. Members of the housing co-operative pay a one time $500.00 share capital which is refunded when they leave the co-operative. There is no landlord-tenant lease agreement. Rather, members occupy a unit in the building of which they are a part-owner. In essence, members lease their units from themselves by paying monthly housing charges. 

Benefits of being a member in a housing co-operative. 

Joint ownership and democratic control

Each member is a co-owner of the co-operative with an equal say in the way the co-operative is run.

Affordable housing on a non-profit basis

Members have to pay monthly housing charges to the co-operative. These monthly charges are to cover monthly operating costs only.

Security of tenure

Members have the security knowing that they enjoy lifetime tenure in the units they occupy. Only if members do not pay their housing charges, do not maintain their homes or do not abide by the policies of the co-operative can they be required to leave the co-op.
